existing conditions/as-built drawings
I come to your property and take precise measurements which I use to recreate a digital drawing of the building.
design drawings
I am capable of providing a variety of design options for whatever you need. I can help envision ideas with floor plans and elevations and a little bit of interior designs and elevations.
working/construction drawings
This is where your drawings get turned into something a contractor can build from. This is how I make sure your building doesn't fall down and satisfies local building code and by-law requirements. This is the tofu and potatoes of my work.
permit/minor variance drawings
Sometimes we want to design outside of what is allowed with the current by-law. In which case we need to apply to the municipal committee of adjustments for by-law variances. Leave it to me, I'll do all the leg work.
stop work orders & assistance
I often get called when someone needs a permit yesterday for work they have already started without one. Pesky neighbors are usually the reason for the stop work orders. Call me! I'm a whiz at getting you back to work on your site as fast as possible.
interior design
Although I am not trained as an interior designer, I have a strong understanding of millwork and other interior design elements.
BUILDING PERMITS
From utilitarian additions and renovations to brand new construction, I do it all. I help you to envision your dreams. More importantly, I work with the municipalities and am very familiar with how they function. I often apply for permits on clients behalf just to make the process that much easier and less of a hassle for them.
COLLABORATIONS
I work with a variety of colleagues. I have a few amazing architects and designers whom contract me for drawings on a regular basis. These guys keep me busy constantly. I have on-going working relationships in great standing with them and I love to work alongside other professionals on a long-term basis. I'm happy to start new collaborations with great companies.
